What is the difference between facility management software, CAFM and CMMS?

Facility management software is the umbrella term. CAFM usually covers the whole portfolio: buildings, spaces, hard and soft services, helpdesk and contracts. CMMS focuses on maintaining physical assets well: equipment records, preventive schedules, failures and spare parts. Many UAE FM companies need both, which is why an ERP-based approach that links them to finance is common.

Do we need a separate CAFM tool if we already run an ERP?

Not always. Odoo, ERPNext, Dynamics 365 and Zoho (through Zoho FSM, Desk and Creator) can cover work orders, PPM, contracts and technician apps alongside accounting and payroll. A specialist CAFM can still make sense for very large portfolios with complex space management; in that case we integrate it with the ERP rather than duplicate data.

Which platform suits a UAE FM contractor best?

It depends on size and contract mix.
